1) The door won’t close

If your door doesn’t close, you can check the sensor. If it’s in a good location and the problem persists, then look at the springs or rollers. The springs should be adjusted if they’re too loose or tight. Rollers can be replaced if they’re worn down or broken.

2) The sensors on the door are not working

Some sensors on the door are easy to fix. For example, if the sensor is just dirty or obstructed, you can use a dry cloth to wipe it off. Use a Q-tip dipped in rubbing alcohol if that doesn’t work. If these solutions don’t work, you may have to replace your commercial garage door opener remote control. Just make sure to get the right one! The remote controls are available at any home improvement store for about $20-$50.

3) The springs are shot

The springs on your commercial garage door are what lift the weight of the door. They will often need to be replaced after so many years of use, costing around $100 per spring (some companies offer discounts for buying in bulk). When replacing them yourself, make sure you put them back in place and attach them securely with a bolt.

4) The tracks are rusty

Rusty tracks will affect your commercial garage door’s performance and cause other problems like corrosion and excessive noise when opening and closing the doors. This is an easy fix: all you need is steel wool and some WD-40 lubricant (or you can find similar alternatives).

5) A spring has snapped

The spring is the most important part of the garage door. If it snaps, the door will no longer work and can be very dangerous. If this happens, then you must replace the spring at once. The best way to do this is to call for professional service and have them take care of the spring for you.

6) Something is wrong with the motor

If your door is having issues with its motor and you want to fix it yourself, the first thing you’ll need to do is turn off the power to the opener. If you can’t find a circuit breaker for this, then disconnect the wires leading up to the motor. Next, lift on the safety latch and remove it from its track. This will allow you to remove the entire assembly from the door. Once this is done, take out all of the screws holding it together and reverse their removal order when reassembling.
